Most appraisals take approximately 1-2 weeks, and you’ll need to gather several documents in advance to expedite the process. The appraiser will typically need to see the property deed and documentation of the most recent sale price, property tax records, recent land surveys, sales data for comparable properties (commonly known as “comps”), and any available information about the neighborhood and local zoning regulations. You’ll also need to include an itemized list of renovations and improvements with receipts attached. Be sure to contact your appraiser before your site visit to find out whether any additional documentation will be required.
The appraiser will inspect the property and take some photographs during the site visit. Afterward, he or she will conduct additional research and consider other factors to determine the final valuation. These factors include the recent sale prices of comparable properties in the area, acreage, square footage, the number of bedrooms and bathrooms, and the property’s overall condition. Your appraisal report will include a detailed property description and current valuation, along with any observed defects or issues that adversely affected the valuation. The report will also include a certification that the appraisal is an unbiased professional evaluation that was conducted in accordance with industry standards and guidelines.
